Sterling Ranch, Colorado Homes & Lifestyle

Sterling Ranch is a newer master-planned community in northwest Douglas County, near Roxborough, Chatfield State Park and the foothills. Although homes may have a Littleton mailing address, Sterling Ranch is an unincorporated community and is not part of the City of Littleton.

Development began with Providence Village and has continued into additional villages, with much more of the community still planned for the future. Unlike an established suburb where most of what surrounds a home is already in place, Sterling Ranch continues to change as new neighborhoods and services are added.

For buyers, that makes understanding both what exists today and what is planned for the future an important part of considering Sterling Ranch.

Sterling Ranch Home Prices

Sterling Ranch is still too new and actively developing to have enough established resale data to show meaningful long-term market trends.

Attached homes can start around the $500,000 range, while single-family homes can range considerably higher, with some homes approaching $2 million. With multiple builders, home styles and villages, there is a wide range of choices and price points to consider.

Keep in mind that the purchase price is only part of the cost of living in Sterling Ranch. Buyers should also look carefully at property taxes and mill levies, metropolitan district and community fees, water costs and any other fees associated with the individual property.

With new construction, these costs can vary by home and location, so it is important to understand the complete monthly and annual cost before comparing one Sterling Ranch home with another.

Sterling Ranch today is only part of the finished picture. Future neighborhoods, roads, parks, shopping and community amenities will continue to reshape the area for years to come.

Zebulon Regional Sports Complex near Waterton and Moore Road is expected to bring a major new recreation destination to the area, with sports fields and facilities serving the broader Douglas County community. The project is county-owned and continues to move through planning and development.

The new regional complex is envisioned to be a hub for youth and adult activities, including ice rinks, basketball/volleyball courts, a sports dome (with indoor turf fields, fitness space, a restaurant and family entertainment), and outdoor fields for soccer, baseball and softball. The complex will be open to all Douglas County residents and is intended to draw national competitions for youth sports.
