What things should a buyer consider?

Step 1-Location

Location is everything! Consider your interests, hobbies, and daily activities. Do you enjoy outdoor activities? Look for areas with parks or trails nearby. Need access to shopping and dining options? Find neighborhoods with vibrant city centers. And don’t forget about schools, churches, and other amenities that matter to you.

  • Libraries?
  • Schools?
  • Cost of Living?
  • Incorporated or Unincorporated?  
  • Restrictions on pets?  The number you are allowed to have and the type.
  • City structure and the finances?

Neighborhoods:

  • What is the age of the homes in the area?
  • What is the typical size of yards and homes in the neighborhood?
  • How do you feel about the general stores? Does the grocery store carry the food items you typically prefer?
  • Are the streets well-maintained and wide enough?
  • Elevation and General Climate
  • Landscaping established?

Subdivisions:

  • Are there any homeowner association fees?  What are the rules and Regulations?  Are they in good financial status?
  • What percentage of taxes are charged? Is there an additional mill levy?
  • What amenities are available?
  • Research Neighborhood Saftey Websites
  • General upkeep of the area
  • Landscape

Before diving into the home-buying process, take some time to evaluate your financial situation. Consider your income, savings, and other financial commitments to determine how much you can comfortably afford for a mortgage payment each month.

2. Number of contributors:

If you’re planning on purchasing the property with others, such as a partner or family members, make sure everyone is on the same page regarding their financial contributions. This will help in planning for shared expenses and ensuring everyone’s financial comfort.

3. Additional costs:

Apart from the mortgage payment, there are other expenses to factor in when owning a home. These can include property taxes, mill levies (if applicable in your area), homeowner association fees (HOA’s), and maintenance costs for both the interior and exterior of the property.
